Parisian luxury real estate in great shape in 2021

2021 marks a very positive year for luxury and ultra-luxury real estate in Paris and Neuilly-sur-Seine, according to the Daniel Féau real estate agency, which specializes in high-end real estate.

The results remain extremely good for luxury real estate in Paris this year, despite a still heavy health context. The Daniel Féau real estate agency compared the figures for the first eleven months of 2019, an already record year, to the first eleven months of the current year. The result is clear : the cumulative amount of sales is up 39%, to the tune of 1.35 billion euros. And yet, it was not won !

 

Indeed, foreigners represent half of the buyers of luxury or ultra-luxury, and for 18 months, they necessarily respond less to the call of purchase by the crisis of Covid-19. The French are thus becoming very invested in this segment, perhaps due to the multiplication of opportunities caused by the absence of foreign investors. “The French are in the driver’s seat and are very active in the acquisition of high quality real estate in Paris and Neuilly. The French are doing much more than replacing the traditionally very active international clientele,” comments Nicolas Pettex-Muffat, Managing Director of Daniel Féau.

 

A two-speed market can be observed : properties with a value of less than 2 million euros show a slight decrease compared to 2019 (-3%). There is a good progression for properties on a range of 2 to 3 million euros, while the explosion occurs on the numbers of sales for properties above 3 million euros, or 120%.

 

These properties over 3 million euros generally represent houses or private mansions. For the latter, average prices range from €16,724/m² to €20,729/m². Buyers also remain very attracted by that little asset so rare in the capital: the garden. Sales with gardens have tripled in just two years. Finally, if Neuilly-Sur-Seine has been included in the Féau report, due to its proximity to the highly sought-after western part of Paris, with prices very close to those in Paris, the outlying towns as a whole are also attracting buyers. Large sales figures have been recorded in Saint-Cloud, or a little further away in Versailles.
