Like all sectors, the assembly real estate market has been shaken by the pandemic. Indeed, the closure of the ski lifts until mid-February has somewhat influenced the number of visitors and transactions.

Secondary houses were also stormed. According to professionals, the French and Belgians have rediscovered the attractiveness of the mountains, winter and summer alike.
This is why the selling prices posted in the mountains have on the whole resisted well, despite the confinements and closures of the ski lifts. In most winter sports resorts, owner-sellers did not even revise their selling prices downwards, and prices per m² were even on the rise in 3 out of 4 ski resorts.
“Prices continued to climb as if the Covid hadn’t been there. And on the transactions side, there was a slight slowdown in the end over the whole year, but nothing alarming” explained Philippe Chevallier, president of the agency Century21 which covers the Chamonix valley.
However, some resorts stand out and show a decline in their selling prices, this is the case notably in the Alps. Indeed, in the space of a year, prices have fallen by 12% in Les Arcs and 10% in Tignes, according to SeLoger data.
For the first resort, in Savoie, prices show a significant drop, on average, a house there costs 265 395 €, as for the average price per m² in Les Arcs it is about 4 737 €. The resort of Tignes is undergoing the same phenomenon, where accommodation costs, on average, €259,983.
The trend spread to Villeneuve, which saw a 9% drop over the same period, Abondance with -4%, Morzine with -3%, as well as Chamonix, one of the most prestigious resorts, where the price of accommodation fell by 2%: €8,609 per square metre and an average acquisition budget of €528,638.
It is therefore the ideal time if you want to buy a property in the mountains, and what better place than the Alps? All the more so as the competition is not really up to scratch since for the above-mentioned regions, the real estate tension, i.e. the number of buyers in relation to the number of available real estate ads, has clearly decreased.
In Tignes it has in fact fallen by 50% over 1 year, by 44% in Alpe d’Huez, by 42% in Val-Thorens, by 36% in Saisies and by 22% in Flaine.
